Prime Management Group Inc. is pleased to be partnering with Goodwill Industries, Ontario Great Lakes (Goodwill), in the search for a highly qualified and experienced Director, Real Estate Acquisition and Development. Reporting to a visionary, strategic Chief Operations Officer (COO), the Director, Real Estate Acquisition and Development, will be crucial in managing the organization's real estate strategy, research, analysis, and negotiation activities and become part of an extraordinary Senior Leadership Team. Embracing the vision for continued, exponential, sustainable growth, this strategic leader will be responsible for assessing opportunities for acquiring additional land or buildings to support the organization's growth and also oversee existing leases and facility agreements, nurturing relationships with landlords, developers, and municipal authorities. This committed champion will effectively utilize demographic analysis software to analyze market growth and donor potential, establishing well-defined site selection criteria. Collaboration with local municipalities will be essential to ensure compliance with zoning bylaws and other regulations, with a proactive approach to seeking necessary approvals or variances, as well as building and nurturing strong relationships with Commercial Real Estate firms, landlords, developers, REITs, Municipal Economic Development Departments, and politicians.
Key responsibilities will include preparing and submitting annual strategic plans, offering executive management advice on real estate implications, providing timely and accurate real estate trend analysis, and collaborating with senior management and executives to identify business options and solutions. The Director will likewise seek opportunities to expand Goodwill's
networking through close working relationships with other Goodwill organizations and Goodwill Industries International.
To excel in this role, the Director, Real Estate Acquisition and Development should possess the following:
- A track record of success in negotiating real estate acquisitions, divestitures, development, re-development, and planning and zoning-related matters is expected.
- A well-developed network and trusted relationships within the commercial real estate community
- Proven ability to leverage demographic technology tools and applications designed to collect, analyze, and visualize demographic data.
- Professional Urban Planning, Corporate Real Estate and/or Engineering background with a minimum of 5 years of relevant experience.
- A deep understanding of all aspects of commercial real estate transactions including the legal implications thereof as well as familiarity with various local municipal and regional planning and zoning regulations within Ontario while protecting and enhancing the brand of Goodwill.
- Demonstrate excellent strategic problem-solving and risk management skills, creative thinking, sound judgment, and a high level of integrity and dependability.
